Noida-based realty giant Gaurs Group announced a strategic investment of ₹250 crore to establish a state-of-the-art precast manufacturing and modular construction facility in Noida, Uttar Pradesh.

The move marks a significant shift toward “Off-site Manufacturing,” as the group aims to slash project delivery timelines by up to 30% (roughly 6 to 12 months) to meet the rising demand for high-rise residential housing in the NCR region.


Strategic Partnership: Gaurs x Elematic

The group has signed a Memorandum of Understanding (MoU) with Elematic India, the subsidiary of the Finnish global leader Elematic Group, to provide the specialized technology required for the plant.

  • Phase 1 Investment: ₹100 crore dedicated to setting up the manufacturing plant.
  • Timeline: Operations are expected to commence within six months (by September 2026).
  • Product Range: The facility will produce load-bearing and non-load-bearing components, including hollow-core slabs, columns, beams, and precast walls.

Modular Innovation: The Jindal Elematic Order

Beyond structural components, Gaurs Group is aggressively pursuing “plug-and-play” modular solutions to standardize interiors and reduce on-site labor:

  • Modular Bathrooms: An order for 45,000 units placed with Jindal Elematic (Alwar).
  • Kitchen Pods: An order for 10,000 units for upcoming developments.
  • Investment Value: Approximately ₹150 crore dedicated to these modular units.

Why Precast? The Efficiency Thesis

By shifting construction from a dusty, unpredictable site to a controlled factory environment, Gaurs Group is addressing three critical bottlenecks in the Indian real estate market:

  1. Speed: Precast allows for simultaneous foundation work on-site and component casting off-site.
  2. Quality Control: Factory-cured concrete eliminates common on-site defects like honeycombing or improper curing.
  3. Labor Optimization: Reduces the dependency on large on-site migrant labor forces, which can be prone to seasonal fluctuations.
