Kuwait Kirby Building Systems Joins SIPCOT’s Manapparai Industrial Hub, Marking Rapid Growth in Tamil Nadu’s Tiruchi District

Manapparai, Tamil Nadu – In a significant endorsement of Tamil Nadu’s industrial infrastructure SIPCOT (State Industries Promotion Corporation of Tamil Nadu) has allotted 33.20 acres of land to Kirby Building Systems and Structures a Kuwait-based global leader in pre-engineered and structural steel buildings. The allotment at the SIPCOT Industrial Park near Manapparai marks a key phase in the park’s expansion and highlights its growing appeal to international manufacturers.

This allocation positions the Manapparai facility as Kirby’s eighth manufacturing plant worldwide, strengthening its global footprint and providing a strategic base to serve the Indian and international markets from Tamil Nadu.

A Surge in Industrial Interest: From 13 to 24 Companies

The arrival of Kirby Building Systems is the latest in a series of successful land allotments that have rapidly transformed the industrial landscape around Manapparai. While only 13 companies were allotted land on a 99-year lease until a year ago the number has now surged to 24 since 2022 signaling strong investor confidence in the region.

So far approximately 200 acres have been allotted to various companies. This includes recent major allotments to industry giants like Pepsico India Holdings Pvt Ltd which was granted 27.96 acres to set up a plant for manufacturing potato chips and other snack products.

Strategic Location and Developed Infrastructure

The SIPCOT Industrial Park near Manapparai boasts a prime location on the Tiruchi-Dindigul national highway offering excellent connectivity for logistics and supply chain operations.

The park is the result of a strategic vision initiated by the Tamil Nadu government through a Government Order (GO) in 2013. The state subsequently acquired 1,096.36 acres of land across Kannudaiyanpatti, K. Periyapatti, and Chathirapatti villages. After developing basic infrastructure—including roads, reliable electricity, and drinking water—on 396 acres, SIPCOT now has a robust, plug-and-play environment ready for industries.

Current Status and Future Potential

The park is already buzzing with activity:

  • A scaffolding manufacturing company is the first to have commenced production.
  • Most other allottees have started construction work on their plants.
  • Several companies are on the verge of completing their facilities.

This demonstrates the transition from planning to active manufacturing, which will soon generate significant employment and economic activity in the Tiruchi region.

Ample Opportunity for Future Investors

For other entrepreneurs and industrial houses, the park still holds immense potential. Out of the total land bank:

  • 131.92 acres have been earmarked for SIDCO (Small Industries Development Corporation) to cater to smaller industries.
