Hyderabad-based Fortune Hospitality & Infra LLP, through its special purpose vehicle Sudeeksha Estates LLP, has announced plans to develop a large-scale hyperscale artificial intelligence (AI) data centre park in Telangana.
📍 Location: Kandukur Mandal, Ranga Reddy district, Telangana
📐 Land Area: ~170 acres
💰 Initial Investment: ₹60,000 crore
🚀 Potential Cumulative Investment: Up to ₹1 trillion at full build-out
⚡ Planned IT Load: 1,200–1,600 MW
🔌 Sanctioned Power Capacity: 2,000 MVA
The proposed Fortune Data Center Park is planned around four independently operable hyperscale modules, with each module designed to support up to 400 MW of capacity.
The campus is expected to cater to high-demand digital infrastructure requirements, including:
🤖 Artificial Intelligence & AI computing
☁️ Cloud infrastructure
🖥️ High-Performance Computing (HPC)
🏢 Colocation services
A key feature of the project is its strategic power infrastructure. The site is reportedly located less than 500 metres from Power Grid Corporation of India’s 765/400 kV infrastructure and adjacent to TGTRANSCO’s 400/220 kV substations, supporting the power-intensive requirements of hyperscale data centre operations.
With AI workloads driving unprecedented demand for computing capacity, large-scale projects such as this could contribute to the expansion of India’s AI and digital infrastructure ecosystem, while strengthening Telangana’s position as a data-centre destination.
